WARRANTY CLAIM REQUEST
Your New Home:
Congratulations on your new home! It is our goal to build homes that are well-built, economical to own, and comfortable and enjoyable to live in. In the real world, sometimes there are issues that result from materials or work that are less than perfect. Perhaps your new home settles, resulting in an item or two that needs to be addressed. Rieger Homes offers an excellent warranty with each of our homes. Our written warranty is based on guidelines from the National Association of Home Builders. Our practices and expectations meet or exceed these guidelines. Rieger Homes is proud of our commitment to quality construction and service. The details of our warranty are contained in your Contract of Sale and the Residential Construction Performance Guidelines referred to in the Contract.
In Case of Emergency:
In case of an emergency, submit a warranty request and call our office, if during working hours. If the emergency occurs during non-working hours, please contact the appropriate contractor directly, if you have the contact information. In case of an HVAC enmergyncy, contractor contact information will be located on your furnace and has been given to you at your closing. Emergencies include:
- Gas leaks – Leave the home and contact your Gas Company immediately.
- Total loss of heat during the winter or air conditioning during the summer.
- Plumbing leaks that require water shut-off
When To Submit a Warranty Request and What Should it Include (Or Not Include):
Warranty items are construction defects or malfunctions that occur other than regular homeowner maintenance responsibilities. Homeowner maintenance includes items such as changing filters, cleaning air and dryer vents, clearing clogged drains, paint touchups, cleaning gutters, yard care and the like. Please check your warranty as it details inclusions and exclusions from the warranty. As a homeowner of a Rieger Home, you have two opportunities to submit non-emergency warranty items.
60 Day Adjustment List. Please be advised these items should be submitted no later than the end of the first 60 days after you have closed on your home. After service is provided from this list, no other non-emergency items will be serviced under the warranty until the 1-Year Adjustment List. Note: Nail pops & cracks in drywall will be serviced one time only during your first year. If you list these items on your 60-Day List they will automatically be deleted from your 1-Year Final List.
Please note that no requests for service for scratched or marred countertops, vinyl floors, cabinets or other finished surfaces will be accepted on this 60-Day List as they must be reported on our pre-closing punch list.
1-Year Adjustment List. These items must be received no later than one year after your closing date. (This is to comply with the terms of your warranty). Please note: After we have provided service from this list, Rieger Homes, Inc. will not service these items again. Refer to your warranty for items that may be covered if you have any problems. Also, please note that Rieger Homes does not come back to re-paint after nail pops and/or cracks are repaired/completed by Drywall Company.
There are 10 fields available, 1 for each warranty item. If the you have more than 10 items, you should submit a second form. If more than one form is needed, the forms must be subitted consecutively, with no more than 3 days between the first and last submission. If you would like to provide photos of the item to assist in explanations of this request, please send photos via email to info@riegerhomes.com, along with your name, address and contact information so they may be matched with your request.
How a Request is Handled:
After a warranty request is received, we will contact you to schedule our service representative to come and evaluate the items on your list. If an item falls under homeowner maintenance, we will explain how you may take care of this item. All warranty work is completed Monday – Friday, 8:00 am – 4:00pm, excluding Holidays.
