Welcome!  You are looking for a place to call home and have found Rieger Homes.  We have been building homes for over 60 years and have the experience and skill to assist you in choosing and customizing your home.  While we understand that the process may seem overwhelming, we pride ourselves in keeping things as simple as possible and helping our customers to navigate the many decisions.  We are well established and respected, with years of satisfied customers, and consistently deliver high quality homes.

Rieger Homes is a realtor friendly builder.  If you have a realtor who brings you to one of our sites, you will both be welcomed warmly.  If you do not have a realtor, our sales team will help you through the process and you will be well cared for.

We strongly recommend you speak with a mortgage lender and receive a pre-approval early in the home search to ensure that your expectations are attainable.  Knowing your price range will help you and us.  If a recommendation is needed, Rieger Homes works with several mortgage lenders who we carefully monitor to assure that they provide our customers with the quality service that they deserve. 

During the introductory phase, you will work with us to choose your home design and homesite.  We will work to establish an understanding of your dream and try to make it work within your budget.  Rieger Homes has many plans to offer and are able to customize, plus we will consider building a plan you bring to us.  

In the pre-construction phase, once you have selected your floor plan and any structural options, you will work with our design coordinator to pick a range of finishes, including cabinets, countertops, plumbing fixtures, exterior colors, appliances, etc…  We have a lot of experience with this and will guide you through this process if you need help.

Once your floorplan and selections are chosen, it’s time to build your home!  It generally takes 5 months or so, depending upon the home, to build a home, from when construction is started.  You should plan on it taking another few weeks or so to close on your home from when the construction is completed.

We use many of the latest energy efficient techniques in our construction, designed to keep you comfortable in all of New York’s seasons and keep your energy costs down. 

Rieger Homes offers a 1-year warranty on all workmanship and materials, a 2-year warranty on the significant parts of the heating, air conditioning, plumbing and electrical systems and a 6-year structural warranty.  Rieger Homes is here for you after closing and beyond.  We offer an excellent warranty with each of our homes and hope to be your resource for life.

One of the most frequently asked questions when looking for a new place to live is whether to consider new construction or existing homes.  The answer is to consider both, but to be realistic about the pros and cons, as well as your needs and expectations. 

Pros of New Construction:

1. Your choice of location.
2. Your choice of home style and the ability to customize the layout.
3. Newer, energy efficient products such as highly efficient air conditioning and heating equipment, windows, doors, and insulation
4. Energy efficient framing techniques.
5. Newer technology such as wiring for WIFI and other communication equipment, LED lighting, and water saving plumbing fixtures.
6. Choice of finishes and colors to your taste.  No need for months, if not years of honey-do projects to replace that old shag carpet, remove wallpaper, retile or update the kitchen and bathrooms.
7. Warranties – In addition to the manufacturers’ warranties on the components that make up your home such as windows, doors, roofing, siding and appliances, Rieger Homes offers a 1 year warranty on all workmanship and materials, a 2 year warranty on the significant parts of the heating, air conditioning, plumbing and electrical systems and a 6 year structural warranty. 
8. Fully inspected home at various stages of construction by the building inspector and electrical inspectors. 
9. Lower Maintenance Costs  – a new home has much lower maintenance costs.
10. Lower utility costs – typically a new home has much lower utility costs.

Cons of New Construction

1. Longer time until move-in (unless you purchase one of Rieger Homes’ already standing new homes)

Pros of buying an existing home

1. Quicker closing time
2. There may not be new construction available in the specific area you wish to be in.

Cons of buying an existing home

1. Repairs – as homes age, they need repairs.  A new roof, windows or heating and cooling system could add thousands to the price of your home.
2. Concessions – You may not find a house that contains every need or want on your list or may need to accept things you don’t like in order to get what you want.  You may also settle on an outdated floor plan that will require renovation.
3. Updates – You will probably not wish to live with the design choices of the previous owner.  Whether it be the carpet, out of date tile, kitchen cabinets or popcorn ceilings, be prepared to set aside some money to make the space more to your liking.
4. Environmental Concerns – depending on how old of a home you might buy, you may end up dealing with harmful chemicals like lead paint or asbestos tile. 
5. Hidden Problems – You do not know what might be lurking behind the walls of an existing home.
